Seller questions

Straight answers, before you list.

01How is my listing price determined?

We run a Comparative Market Analysis (CMA) using recent sales, active competition, and your home's condition and features. We also factor in current buyer demand in your ZIP code. Our goal is to price strategically, not just to list, but to sell.

02How long will it take to sell my home?

In today's Tampa Bay market, well-priced homes in good condition typically go under contract within 1 to 4 weeks. However, every home and market segment is different. We'll give you a realistic timeline based on current data at your consultation.

03Do I need to be home during showings?

We recommend you are not present during showings, buyers feel more comfortable exploring and asking questions when sellers aren't there. We'll coordinate showings through a secure system with advance notice per your preferences.

04What are the typical seller closing costs in Florida?

Florida sellers typically pay real estate commissions (negotiable), documentary stamp tax on the deed (~0.7%), title insurance (if you're covering the buyer's policy), and any agreed-upon repairs or credits. We'll prepare a net sheet so you know exactly what to expect.

05What if I receive multiple offers?

When multiple offers come in, we present each one in detail and help you evaluate not just price, but financing type, contingencies, closing timeline, and terms. We can also request "highest and best" from all parties.

06Will I need to make repairs before listing?

Not necessarily. We'll discuss your options at the consultation, sometimes strategic cosmetic updates pay off, and sometimes selling as-is makes more sense. We'll help you decide based on your budget, timeline, and market conditions.

07How does the broker's open house work?

A broker's open is an invitation-only event for local real estate agents to preview your home before the public. It builds word-of-mouth among buyer's agents and can generate early interest before your listing officially goes live.

08Do you offer bilingual services?

¡Sí! Our team serves English and Spanish-speaking clients throughout Tampa Bay, Ocala, and Gainesville. All communications, documents, and marketing can be provided in both languages.
